It is not a product or service of any bank, lender, conveyancer, tax authority or other business. Using the site does not create any client relationship, professional engagement, or contract for services between you and the operator.
Everything this tool produces — stamp duty and land tax figures, mortgage payment estimates, cost breakdowns, comparisons between routes — is indicative modelling based on the inputs you give it and general rate tables built into the tool. None of it is financial, tax, legal or mortgage advice, and none of it should be treated as a recommendation to buy, borrow, or structure a purchase in any particular way. It does not account for your full financial circumstances, credit profile, lender criteria, or any facts specific to your transaction that a qualified professional would need to consider.

Mortgage rates shown are a representative table, not a live feed of lender rates, and are editable precisely because they are not guaranteed to match any real quote.
